On the mainland side of Fernandina Beach, west of the Shave Bridge, the new construction that carries a 32034 address is mostly semi-custom, mostly priced above the county median, and backed by modest incentives. The aggressive offers in this corner of Nassau County come from a production builder a few miles west, with a Yulee 32097 address. If you're pricing a resale home in the $400s or $500s on the mainland, or comparing one as a buyer, the builder that matters probably isn't in your ZIP code.
That changes how you read a listing, how you set a price, and what counts as a fair offer.
Start with what the builders inside 32034 are actually advertising this fall.
Drees Homes is selling Tyson Forest, listed as Fernandina Beach, FL 32034, at $729,900 to $1,032,900 for homes of 2,704 to 4,079 square feet on homesites of an acre or more. Drees also says the community has no CDD.
At Amelia National, ICI Homes advertises custom homes at 95211 Clubhouse Road with displayed prices from $581,900 to $908,900. Riverside Homes markets Amelia National Country Club from $649,900. Its one listed quick-move-in home, at 95439 Golden Glow Drive, is priced at $799,900 and expected to be finished at year-end.
Crane Island is a step further toward custom. The developer lists homesites from $455,000 to $895,000, and that's before a house goes on the lot. HH Premium Homes is named on a featured home under construction.
Now compare that with the county. NEFAR reported a Nassau County single-family median of $456,207 for August 2026. Among the 32034 mainland options above, only Crane Island's least expensive homesite comes in under that median, and that price buys land, not a finished home. The new construction with a Fernandina Beach mainland address is mostly a different product at a different price than the typical resale.
Price is half of it. The other half is what each builder adds to close a deal.
| Community | Builder | ZIP | Advertised price | Advertised incentive |
|---|---|---|---|---|
| Tyson Forest | Drees Homes | 32034 | $729,900 to $1,032,900 | $2,500 toward design options for eligible Hometown Heroes |
| Amelia National | ICI Homes | 32034 | $581,900 to $908,900 | $3,000 Flex Cash for qualifying workers |
| Amelia National Country Club | Riverside Homes | 32034 | From $649,900 | No current offer verified |
| Tributary | Lennar | 32097 | $459,990 to $599,990 | Low fixed rates, closing costs paid, up to $30K in price reductions |
Drees's Hometown Heroes credit covers eligible Jacksonville-area contracts accepted between January 1 and December 31, 2026. ICI's $3,000 goes to qualifying municipal, school, hospital, police, fire and military workers, who can put it toward design credits, closing costs, or a rate buydown through the preferred lender. Both are real money. Neither is large next to a home priced at $600,000 or more.
The last row is a different scale. Lennar's Tributary sits at 75725 Lily Pond Court in Yulee, FL 32097, and lists homes at $459,990 to $599,990. Lennar's 2026 sale for the Jacksonville and St. Augustine region advertises low fixed rates, paid closing costs and up to $30,000 in price reductions. Lennar also notes that offers vary by homesite and community and come with terms and conditions.
That price band overlaps the Nassau median almost exactly. It's also where much of the mainland resale stock competes.
A buyer comparing a three-year-old mainland home with a brand-new Yulee home is usually comparing monthly payments, not sticker prices. A builder who pays to lower the buyer's mortgage rate cuts that payment for years without changing the list price. A resale seller who cuts the price by the same dollar amount usually moves the payment less.
The News4JAX consumer team covered this dynamic in September 2026. Citing an outside analysis of Florida resale records, the station reported that 54.2% of Nassau County owners who bought in 2022 or 2023 and have since sold did not recover what they paid once roughly 8% in buying and selling costs was counted. The analyst said builder incentives, including rate buydowns, can make homes bought near the peak harder to sell without a loss. His example came from St. Johns County:
"It wasn't necessarily somebody who bought a new construction home. It was someone who bought a 2010 to 2018 built house near new construction in St. Johns County that now has to compete with the builders when they go to sell."
The analysis didn't measure that effect for Nassau specifically. On the Fernandina Beach mainland, though, the pattern has a twist. The resale home most exposed to a payment-driven buyer competes with a builder whose incentives are advertised under a Yulee address. The builders that share its 32034 ZIP sit at higher prices with smaller offers.
Amelia Walk, at 85287 Majestic Walk Boulevard, is a useful example. Riverside's page for the community says limited build opportunities remain and advertises new homes starting in the $400s. That page is undated, so treat the figure as a guide, not a live quote. As new-home sales there wind down, a resale in Amelia Walk competes mostly with other resales nearby and with production homes in the same price band across the ZIP line.
The carrying costs matter in that comparison, because a buyer's payment includes more than the mortgage. Amelia Walk's HOA FAQ lists an $85 annual HOA assessment that can change with each budget. The FAQ is undated and refers to 2024 dues, so confirm the current figure. The community also has a CDD. Its approved FY2026 budget shows a per-unit general-fund assessment of $1,436.73, with debt-service assessments listed separately. A buyer weighing an Amelia Walk resale against a new home elsewhere should compare the full annual assessment picture for each, not just the HOA line.
The county data gives resale sellers some room. NEFAR's August 2026 report showed Nassau's median days on market falling to 45 from 56 in July, and months of supply dropping to 3.4 from 5.3. Active listings fell to 392 from 460, and closed sales rose 28.1% to 114. That's one month, and NEFAR's countywide figures don't separate the mainland from the island. Still, a tighter month gives a well-priced listing a better chance of moving.
Affordability points the other way. Nassau's Home Affordability Index was 76 in August, below St. Johns County's 78.5. That same month, NEFAR changed the index to use each county's median family income in place of a single metro figure, so August readings don't line up neatly with earlier months. Buyers who are stretched on monthly cost are exactly the ones a rate buydown is built to win.
NEFAR President Kim Knapp described the regional market in the August release as one where "conditions can look very different from one county, neighborhood and price point to another." On the mainland, the gap between price points maps onto a gap between builders.
Does a new home in 32034 set the price ceiling for my resale? Usually not directly. Advertised new construction with a mainland 32034 address mostly starts above $580,000 and sits on larger lots or inside golf-oriented communities. A resale in the $400s or $500s will more often be compared with production homes in Yulee.
Can a resale seller match a builder's buydown? A seller can offer a credit at closing. Depending on the loan, a buyer's lender may let that credit go toward closing costs or a rate buydown, within the loan's limits. The buyer's lender confirms what's allowed.
Are builder incentives guaranteed? No. Lennar says its offers vary by homesite and community, and Drees's Hometown Heroes program runs through December 31, 2026, for eligible contracts. Confirm the terms on the specific home before you compare it with a resale.
Is no CDD always cheaper? It removes one line of the bill. Drees advertises no CDD at Tyson Forest but doesn't post an HOA dollar figure on its community page, so ask for that number.
